No buying process is ever the same just as no property is the same as any other. However, there are key stages that are common to all would include agreeing the heads of terms, securing funding, undertaking a survey, reviewing the title, commissioning searches, negotiating the contract, preparing a report and moving to exchange and completion.    

Preparation is key when getting ready to sell a property. The buyer is going to want to see lots of information in respect to the property and there are standard replies to enquiries which will need to be completed by you. The buyer will want to see the title for the property and any relevant statutory documentation such as asbestos surveys, planning documentation and the EPC. As such it is really important to engage early with this process so you are able to provide the buyer with this information as soon as possible. This will help your sale progress smoother.

Whether to buy a property at auction is a personal choice for the individual and there can be very obvious benefits in doing so. However, our advice would always be to be sure you know what you are buying and ensure that you have the legal pack reviewed by a solicitor before doing so. Once your bid is accepted you are bound to purchase the property warts and all. Much better to know what those warts are before you take them on.
