At Herrington & Carmichael LLP we know that as a Landlord you are looking for Solicitors who are able to move quickly when a tenant is found and to draft leases so that they strike the correct balance between providing security for your income stream and your investment whilst assisting the Tenant in their business needs. We pride ourselves in trying to make deals happen as quickly and as smoothly as possible.

This requires a close working relationship with our Landlord clients and/or their agents and we endeavour to do our best to understand their business needs to help them achieve their commercial goals.

In present market conditions, successful Landlords are those who are prepared to be flexible and adaptable. We can assist you by swiftly providing leases that are adapted to meet the particular requirements of a transaction. We can also advise at an early stage on how to resolve the issues that are likely to meet resistance from tenants and potentially cause delays.

We also have access to a wide range of external specialists who can be called on to advise on issues as disparate as business rates to dilapidations and rent reviews to valuations.

We are usually prepared to work on a fixed-fee basis, particularly for volume work, as we recognise the benefit for Landlords to be able to budget accurately for their legal costs.

Disputes

Finally if a dispute does arise between you and your Tenant, we can liaise very closely with our colleagues in our Dispute Resolution team to ensure that you receive the correct advice and a plan to help wherever possible to resolve the dispute and avoid lengthy and expensive court action.
